FAQ

Common Questions

Who can borrow from Ridge Lending?

Bona fide business entities only: LLCs or corporations acquiring non-owner-occupied 1–4 unit residential investment property in Tennessee. We do not lend to individuals in their personal name.

Is this a consumer or home mortgage loan?

No. Every loan is strictly commercial and business-purpose, secured by investment real estate. We do not originate consumer, owner-occupied, or personal-purpose mortgages of any kind.

What does it cost to apply?

Nothing upfront. Origination is scaled to loan size at 4% of the loan amount with a $2,000 minimum, net-funded out of proceeds at closing. You never write us a check to get a term sheet. Standard third-party closing costs (title search, lender's title policy, recording) are borrower-paid at closing, as is customary. Transactional funding is the exception: no origination fee, priced at 0.5–1% per day.

How fast can you close?

Indicative term sheets are targeted within 1 business day of a complete intake. Your closing timeline is confirmed in writing on your term sheet, and closings run through an approved Tennessee title attorney.

Can I pay the loan off early?

Yes. Amortizing loans are fully amortizing over your selected 5, 6, or 7-year term with a 0% prepayment penalty and no balloon payment at maturity. Bridge and transactional loans are short-term by design and repaid at exit.

Do you offer shorter loans than 5 years?

Yes. In addition to 5–7 year amortizing loans, we offer interest-only bridge loans from 30 days to 12 months with a priced extension option, and separate transactional funding for closes up to 7 days at 0.5–1% per day with no origination fee (standard 1–3 days; days 4–7 by arrangement).

Who services the loan after closing?

A professional third-party servicer. Payments are collected by automated ACH and you receive full online account access.
